Countryside Drive shall continue to be maintained by benefitting <br />private property owners until road is approved for public maintenance and <br />constructed as a through way. Both cul-de-sac roads on Coffin property shall be <br />private. City shall obtain underlying road and utility easements. Developer shall <br />develop private covenants for the maintenance of private roads as well as the <br />public road to be maintained by private property owners. <br />2. Dedication of drainage and utility easements 5 ’ along all interior lot lines and a <br />10’ along the perimeter boundaries and adjacent road right-of-ways. <br />3. Prior to anv site improvements, erosion control as shown on preliminary grading <br />and drainage plans must be installed and maintained until natural ground cover <br />is restored. <br />4. Prior to site grading improvements, all tested septic sites on the Coffin property <br />must be fenced all and the following lots in the first phase development of the <br />Dickey property must be fenced oft: Lots 1, 2, 3, 4, 5 and 6, Block 1 and Lots <br />3, 4, 5, 6 and 7, Block 2. <br />5. Drainfields to be moved 5* to east within Lots 1 and 3, Block I to allow for <br />adequate separation from bike trail. <br />6. Applicant to grant trail easement over Old Crystal Bay Road bike trail along <br />western boundary of Dickey parcel. <br />7. Well pit must be sealed within Lot 2, Block 2 of the Dickey property. <br />8. All wetlands designated on City conservation maps shall be shown as drainage <br />easements on the plat. There are no designated wetlands within the Dickey <br />property. Lots 1, 2, 7, 8 and 9 of the first phase division of the Coffin property <br />have protected wetlands. <br />9. Park outlot remain as park whether there is historical significance or not within <br />the property and that internal trails linking park outlot to DNR parks and <br />eventually to Luce Line be dedicated as public. Applicant’s surveyor must <br />exclude interior trail areas from lot areas of each lot. <br />10. Drainage easement shall be acquired over all retention ponding areas.
