The application involves hardcover variance within the 75-250’ setback <br />area prop sing an increase of 69.3 s.f. or .5% within the 75-250’ setback area. <br />Major concern for the Planning Commission was the excessive hardcover on the property. It <br />was the intent of the Planning Commission ’s recommendation to maintain hardcover close to the <br />current 35% levei within the 75-250’ setback area and to attempt to seek reductions in the 250- <br />500’ setback now at 60%. Review Exhibit N, note applicants show the removal of some 1,000 <br />s.f. of gravel drive within the 250-500’ setback area. As the hardcover facts noted above, the <br />250.5 s.f. of gravel area adjacent to shed was not included within the original hardcover
