Mabusth <br />Title Building & Zoning Administrator <br />Administrator Reviewed: <br /><51^ S' ^ <br />ITEM NO.: //■% <br />Agenda Section: <br />Zoning <br />Item Description: #1896 Allan and Judith Klotsche, 2760 Shadywood Road - Variances - <br />Public Hearing <br />Additional Exhibit <br />L - Applicants ’ Letter of 2/7/94 <br />Brief Review of Application <br />Applicants seek approval of an average lakeshore setback variance and hardcover variance within <br />the 75-250 ’ setback area for a proposed two story addition to be constructed at the lakeside or <br />northwest side of the existing residence. The stricture will encroach no further into the average <br />lakeshore setback than the existing residence shown at 8’. Applicants propose a 1.1% or 218 <br />s.f. increase in hardcover within the 75-250 ’ setback area. The hardcover variance is magnified <br />with the exclusion of the area of the driveway easement (1,872 s.f.) from the lot area as required <br />by code. The driveway easement serves residences to immediate east and has existed for several <br />years. <br />The applicants have provided a list of hardships and unusual findings with both the addendum <br />to the original application. Exhibit B. and most current submittal. Exhibit L. They are <br />summarized as follows: <br />1. <br />3. <br />4. <br />There is no hardcover within the 0-75 ’ setback area totaling some 10,380.8 s.f. <br />in area. <br />The house although constructed in the ’50s meets all required setbacks except for <br />the average lakeshore setback. The addition will not encroach any further into <br />the setback area than the existing residence. <br />The new addition has been designed to minimize obstruction of property to the <br />north. The neighbor to north has submitted a written notice advising of the <br />approval of the proposed addition. <br />The large pine trees within the lakeshore yard have already impacted the <br />neighbor’s views to the lakeshore and the proposed addition falls well behind the <br />tree. The neighbor to the south receives no impact.
