Since I now occupy the hcane <br />alone and %rork approximately 10-14 hours per day, 7 days per <br />week, I have very little time to spend doing home repairs. <br />Virtually everything in the house is in need of repair <br />and/or replacement. The condition of the property not only <br />causes me a certain degree of embarrassment but also leads <br />me to believe that no one from your office has inspected it <br />since the last time I protested my taxes. <br />I realize that the fact that this home is on Lake Minnetonka <br />gives it considerably more value than if it was located <br />elsewhere. However, when I moved into the home it had 375 <br />feet of lakeshore and my children could plsy football <br />between a willow tree near a point of my property and the <br />then-existing shore line. I obtained a permit to repair the <br />shorelin*^ and solicited estimates which varied between <br />$25,000 - $50,000! Needless to say, I declined to invest <br />that kind of money and my shoreline has eroded every year <br />since then. Today, what is left of that willow tree is <br />several feet from shore. Even the estimates to patch up the <br />yard are in the $10,000 - $12,000 range! <br />A quick inspection will reveal that the home is badly in <br />need of repair. All of the carpeting is 17-18 years old; <br />the house has not been painted for five years; the roof <br />leaks around the chimney and the living room ceiling needs <br />to be replaced; all of the plumbing fixtures are ancient and <br />in need of replacement; the water pressure is poor and <br />requires new plumbing and/or a new well; and I could go on <br />listing problems for several pages. But, I believe an <br />inspection by your office will confirm the fact that the <br />estimated market value which has been suggested for 1994 is <br />far out of line. <br />I felt that the value for 1993 was too high at $156,300. <br />When it was increased to $lo5,€on I should have protested, <br />but being an eternal optimist I hoped that your assessment <br />was right! Now, when I see $179,000 I can tell you that you <br />are very, very far out of line! <br />ff
