In those preliminay <br />discussions the applicant was advised that the use had never been formally <br />recognized with a Conditional Use Permit and that any plan to expand within <br />50' of the street of the two front yards for parking would require a <br />variance setback approval. <br />During the process of review, the septic inventory mapping card was <br />reviewed and the location of the septic system was found to be located <br />under the existing gravel driveway. Upon a site inspection with the city <br />engineer, staff observed an outlet pipe extending from the north lot line <br />to the drainage way that runs al ;ig the north side of the property. Staff <br />noted no odor and assumed it was ' >'«bly drainage from a sump pump in the <br />basement area. Applicant shoulc irm. The septic inventory card also <br />notes minimal fill over septic draxnfield. Gaffron was consulted on the <br />condition of the existing septic system and he observed that a drainfield <br />that had a gravel covering and was driven over for parking and driveway <br />purposes would be useless and not worth retaining or improving, review <br />Exhibit D.
