The applicant is in the midst of major upgrading of his resi r^ce and <br />yard area. Lindahl proposes the removal of the existing accessory shed and <br />detached garage and replace them with a single 22'x36' detached garage with <br />an attic area providing much needed storage as the present residence <br />structure lacks storage area. <br />The improvements will also include the widening, lengthing, and <br />regraling of 30-40' of the severe 20% grade of the entrance drive. Please <br />be careful if you plan to visit this site. Staff had to back out of the <br />drive onto Bohn's Point Road because of the length of the City vehicle and <br />the lack of maneuverable area adjacent to present garage. Applidant will <br />replace existing timbers with bolder walls adjacent to the entrance way, <br />the steeper elevations. The land alterations cannot be connected with the <br />issuance of the building permit of the new garage but it clearly falls <br />under the 100 cubic yard standard and will require a land alteration permit <br />issued by City staff. Please review Exhibit G, note that site distance <br />will be protected with plantings of day lilies and perennials along Bohn s <br />Point Road.
