Orono Zoning <br />Code Section 10.60, Subdivision 5 requires setbacks as follows: <br />Required <br />10* • <br />50* <br />Variance <br />or .05% <br />or 74% <br />The setbacks required above are for R Districts and therefore do not <br />relate to a church. The proposed parking does not create a hazard to the <br />health, safety and welfare of the public. <br />The formula for the number of spaces required is as follows: one <br />space per 4 seats in assembly area. Occupant load for the sanctuary is 378 <br />occupants, thus parking must be provided as follows: <br />378 occupants/4 seats per space « 94.5 or 95 spaces required <br />Shown on the plan is 176 spaces which meets the minimum number <br />required. On space should be eliminated at the access point to loading <br />berth, therefore 175 spaces will be provided plus 20 future spaces. Of <br />these 175 spaces, 4 must be handicapped spaces. <br />The surface of parking area will be asphalt paving. Curbing must be <br />provided on the east parking area along the lot line. <br />Building Materials and Building Plans (Exhibit I) - <br />The type of material will consist of stucco and wood. This conforms <br />to the existing materials used. <br />Building Code Review - Preliminary - <br />Per State Building Code 1305.6905, special fire suppression systems <br />must be provided throughout the entire structure with an automatic <br />sprinkler system for fire protection. <br />Fire Code Review - <br />Access through parking is acceptable. Fire lane posting should exist <br />at drop off areas and fire department connection location (not determined <br />yet). <br />Septic System - <br />. i»e existing septic system is not documented, but is expected to be <br />found as substandard in size and design for this addition. Unless <br />applicant can prove that the existing system is adequate for all potential <br />anticipated use, we would require a total upgrade or replacement of that <br />system.
