Space #1 and #6 will back out onto County Aoad 15. With tha renoval of these 3 spaces, parking is down to 27 provided >osed to 51 parking spaces required, %' ch Is 33 spaces less than [uirad or a 64% variance. As you can see, the lot is saall which does allow fer any additional parking spaces. The applicant has aoved his traga shed to provide additional parking. A^licant also is proposing a va-through, which will also relieve SGiae of the parking probless. Space #3 should be converted to a designated handicapped space. The City Engineer requests the following (see Exhibit G)» 1. Concrete curbs shall be installed for each parking space 2. Tha curbing should be located 5* off the east lot line and 10' off the west lot line. 3. The existing bituminous outside the curb should be removed and tha area sodded. ;ess - The applicant is proposing two curb cuts, one for an entrance and the lar for an exit from the site. The plans have been reviewed by the City flneer and Hennepin County Department of Transportation and their ments are as follows: City Engineer (see. Exhibit G) 1. The entrance should be reduced in width to one lane rather than two as shown. 2.
