The Ptopos^ structure meets the 30* height limitation at a 24*6 maxima height. Review Exhibit L, the applicant proposes the ^jor roBoval of existing hardcover reducing the existing hardcovercoverage by 13%. <br />The lakeshore elevations have not been sho«m. It should be <br />made clear to the applicant that terraced areas and ground-level <br />decks require hardcover and setback approvals also. A review or <br />the first floor building plan reveals no openings, etc. Note <br />that the proposed second story will not encroach the average <br />lakeshore setback line as the existing house does not encroach <br />the average lakeshore setback area. Planning Commission may <br />consider asking the applicant to amend the building plans showing <br />a minimum of 5' from that north corner of the carport <br />house to the immediate north is located 10 from the carport <br />addition. Special firewall construction will have to o® <br />considered for all new construction because ***! ^23substandard setback between the two structures. The request may <br />present major design concerns for applicant in the realignment ot <br />the 2-car garage and entry. <br />Options of Action - <br />1. Approval as proposed based on hardships and findings noted <br />by applicant.
