There <br />shall be a stop sign at the intersection of Outlot C and Outlot B <br />in order to discourage speeders that may use this road as a <br />bypass. If Planning Commission feels it more appropriate Outlot <br />B can be redesignated as a continuation of Outlot C and the cul- <br />de-sac be redesignated as Outlot B. This will discourage any <br />critics of the plat from assuming the City would have to grant a <br />length variance for the plat road. Outlot A has been <br />repositioned to north exiting now to a dry area and away from the <br />wetlands to the south and east. Future access to the south of <br />the major wetland on the east side of the property was <br />(jiscouragcd bacausa it would b© too clos© to th© Fox Str©©t <br />roadway. The roads have all been platted at the required 50 foot <br />width with 100 foot diameter cul-de-sacs. Please review the road <br />plans Exhibits Y. The road shall be designed per Urban Road <br />profile 28 foot minimum paved width to the inside edges of the <br />curbing. Curbs and gutters will be provided. The applicant will <br />be responsible for selecting three road names one for the maj r <br />thru road and two for the cul-de-sac roadways. Please refer to <br />your earlier exhibits in your packet for your June meeting that <br />showed the ownership patterns of the properties to the ®^st. <br />Note also that the plat road has been moved 26 feet from the <br />wetland along the east side of the property. <br />wetlands/Matershed <br />There are five basic watersheds <br />to Exhibit W. I am told by property owner to the south that <br />drainage design creates erosion problems on his property. Stars <br />has asked Mr. Gronberg if the use of that culvert could be <br />discontinued and what the impact would be on the drainage to the <br />west. Mark Gronberg said that filling would be necessary to <br />provide the re-channelization of the collection area now to the <br />northern culvert.
