Hardcover in the 0-75' zone shall not increase above the existing 1.50%. <br /> Hardcover in the 75'-250' zone shall be li�ilited to 5,89� s.f. or 52.2% per the <br /> proposed plau and hardcover allowance sunimaiy as depicted on Exhibit A. <br /> Applicants are advised that any firture requests to increase hardcover or change <br /> the nature of existing/a�proved hardcover shall require City approval, and <br /> increases in hardcover will not lilcely be approved without concuiient reduction in <br /> existin� hardcover. <br /> 3. Applicants shall reniove all plastic or fabric liner material fi-om the decorative <br /> landscape beds on the property to ensure their pet7neability as non-hardcover <br /> surFaces. <br /> 4. The applicants shall mal:e the following hardcover removals: <br /> a. Removal of 16 s.f. of hardcover of applicants choosing, <br /> b. Removal of the 58 s.f. of pavers ilext to the detached garage, and <br /> c. Removal of the 28 s.f. of Uricic existing off the conier of the attached <br /> gara�e. <br /> These areas sliall be re-vegetated in order to ensure pei7neability. <br /> 5. Required removals of hardcover shall be completed Uy the footing inspection for <br /> the covered entry. <br /> 6. Authorities granted by tl�is resolution run with the property not with t11e <br /> applicants, but are pennissive only and nulst Ue exercised by obtaining a building <br /> pei7nit for the new construction within one year of the date of Council approval, <br /> or the variance will e:cpire on that date (NoveinUer 22, 2005). <br /> 7. Violation of or non-compliailce with any of the terms and conditions of this <br /> resohition shall constitute a violation of the zoning code, shall automatically <br /> ternzinate any authority �ranted herein, and shall be punishable as a misdemeanor. <br /> 8.
