The proposed covered entry is a reasonable request with few negative <br /> impacts. <br /> U. The proposed covered entry will be a mere 16 sc�uare feet larger than <br /> the e�isting front stoop. <br /> c. The covered entry will consist of a roof and pillars only and not fully <br /> enclosed side walls. <br /> d. The covered entry wi11 meet all setUacic requirements. <br /> e. The applicants have agreed to remove hardcover on the property so as <br /> to not increase the cun-ent level within the 75'-250' zoiie. <br /> 4. The City Council has considered this application including the findings <br /> and recoinmendation of the Plaiuling Commission, reports by City staff, <br /> comments by tl�e applicants and the puUlic, and the efEect of the proposed <br /> variance on the health, safety and welfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are <br /> peculiar to it aud do not apply generally to other property in this zoning <br /> district; that granting the variance would not adversely afFect traffic <br /> conditions, light, air nor pose a fire hazard or other dan�er to neighboring <br /> property; would not Ynerely serve as a convenience to the applicants, but is <br /> necessary to alleviate a demonstrable hardship or difficulty; is necessary to <br /> preserve a suUstantial property right of the applicants; and would be in <br /> keeping with the spirit and intent of tl-ie Zoning Code and Comprehensive <br /> Plan of the City. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findings, the Orono City Council hereby <br /> �ants a hardcover variance to Orono Municipal Zoning Code Section 78-1288 to allow a <br /> larger front stoop to include a roof, increasing the size of the existing stoop by 16 square <br /> feet, subject to the following conditions: <br /> 1.
