In the review of the preliminary plan note that the drainage easement has been defined IH* wide along the northern portion. As it moves southward, it expands to a 50*-60' width in the area of the invert culvert. Please note this area has been excluded from the dry buildable area of Lot 1. The 7k* wide drainage easement will not be excluded from dry buildable area of Lot 2 because it would normally be included with 10* wide drainage and utility easement designated along the edge of the roadway. The area of the 10* wide drainage and utility easements are never excluded from the areas of each lot. If the Planning Commission grants approval of this subdivision, such approval should be conditioned on the following: 1. Tested dralnfield sites on Lot 2 are to be staked and protected during the period of construction. 2. Applicant to obtain approval of new curb cut to serve Lot 2 from the City of Orono Public Works Department. 3. Dedication of public cartway that serves as a public access to the properties to the south and east, to be designated as shoim 16'5" wide along the southern border of the property.
