It is staff's understanding that Mr <br />^reside _in Lot 1 with the existing house and plans <br />to residentially develop Lot 2. Access to Lot 1 will remain via <br />the public roadway along the south lot line of Lot 1. Lot 2 will <br />be served off of Spring Hill Road. Applicant is advised that an <br />access drive/curb cut to serve Lot 2 must be approved by the City <br />of Orono prior to issuance of the building permit for new <br />construction. <br />All lots satisfy lot standards of the LR-lA zoning district. <br />Although the property is located more than 1,000 feet from the <br />shoreline of Long Lake, the LR-IA zoning standards require hard <br />cover controls. Each lot will be allowed 35% total hardcover. <br />Lot 1 with 2.82 acres in area or approximately 115,968 s.f. at <br />35% would be allowed 45,860 s.f. of hardcover. Clearly Lot 1 has <br />no hardcover problems. Lot 2 will be allowed over 30,000 s.f. of <br />hardcover. <br />i-i- <br />-y;. -
