The flood plain study, watershed fliaps (Exhibit G), would suggest that the majority of run-ott drains to Maxwell Bay. Staff, from its Inspections of the site, would suggest the major flow from the property goes to French Lake drainage system. Applicant's surveyor will confirm drainage on the revised preliminary plan.Once again staff must reaffirm that Outlot A, the future road extension to the east, cannot be located within the designated wetland. The drainage from all areas of this <br />property flow directly into Lake Minnetonka. Many of these <br />are carried directly to the lake via underground tile <br />systems. It is imperative that the drainage collected in <br />the area be filtered before it enters the final carrier to <br />the lake. The majority of the drainage that flows to French <br />Lake appears to flow in grassed gutter areas through <br />culverts. The drainage that takes off from the so xthwestern <br />area to Stubb's Bay will be carried via culverts directly to <br />the lake. It is not clear to staff how drainage is carried <br />through the Farview property eventually to Maxwell Bay. <br />Pinal Review Cemments - <br />Applicant's surveyor should have the City staff confirm the <br />third revised draft before the on-site septic consultant is asked <br />to complete septic testing. Roads must be placed so that they <br />meet the 26' setback from wetland areas. Lot 9 should be <br />designated with a 200' width at the 50' setback. Drainage should <br />be designated on the revised plan. Applicant is advised to <br />prepare for the Minnehaha Creek Watershed District review. With <br />the filing of the M.C.W.D. application, the applicant will be <br />expected to provide all proposed lot grading and realignment of <br />drainageway along lot lines.
