Evidence indicates that the residence on the <br />south side of our property was given a variance to build a gazebo protruding <br />off toe lakeside of toe property. This has greaUy diminished our views/ <br />therefore necessitating the forward movement of our contemplated dwelling. <br />Tt>e^ forward movement mentioned in the above paragraph greatly increases our <br />hardcover surface due prioarily to toe hardcover generated by the driveway. <br />He have attenpted to propose a dwelling of similar size to the house and <br />garage that now sit on the property. He have looked at alternatives with <br />regards to detaching the garage at this location. Due to the narrowness of <br />toe lot/ we would not be able to turn our garage sideways and facilitate a <br />driveway. If we were to detach the garage and face Casco Point Road/ we would <br />need to afliere to the 35-foot setback requirement/ incurring practically toe <br />same hardcover as originally proposed. In addition/ if toe garage were to <br />become detached from the house by means of new construction/ we would incur <br />loss of additional large adult trees on this lot. He would like to save all <br />of the trees surrounding the home to preserve its natural beauty. <br />The advantages to approving our hardcover variance are several. He are <br />proposing a new house in an exclusive area which contains custom quality <br />building. He are not trying to oversize t!ie house on this lot/ and we are <br />corfonning to all other setbacks with regards to side setbacks/ lake setback/ <br />and street setback. The driveway/ which is creating concern for the hardcover <br />variance/ slopes away from toe lake/ therefore not creating a water quality <br />problem. in addition/ we aure proposing to clean up the area considerably <br />0" the eyesore that it has been in recent years. He are trying to <br />propose a home that will fit in toe area/ add to the value of the homes <br />surrounding our property/ and conform to all requiremmits for toe City of Orono. ' <br />In summary/ we are willing to conform to all toe ordinances. We are willing <br />to work with the City of Orono within reason to build a reasonable size house <br />on this property with an attached garage. I believe that our proposal and <br />application has been made in a fair and reasonable manner/ and we are doing <br />everything possible to conform to all ordinances. He would like to build our <br />ho»^ as soon as poMible; therefore/ we are requesting a variance for <br />hardcover per our application.
