In this <br />proposal# there are no class rooms proposed at this time. <br />72 (student design load)/7 • 11 parking spaces <br />Plans submitted to staff indicates only 10 parking stalls. <br />After speaking with the applicant# they agreed to add the <br />additional parking stall to the parking lot to conform to the <br />requirements of the code. In the future# the applicant wishes to <br />finish 3 of the open modules into class rooms/library/conference <br />rooms. When this is completed# 1 additional parking space would <br />be required for these 3 class rooms. <br />Access - Traffic Plow <br />The City Engineer has reviewed the parking lot access point <br />(see Exhibit K). His comments were as follows: The entrance <br />should enter the County right-of-way at right angles. This would <br />move the entrance center line 10' southeast which would also <br />improve sight distance from the west. <br />Applicant has contacted Hennepin County to seek approval for <br />the access. <br />Driving surface is 24' wide with turn-around at end which <br />will provde adequate flow through the parking lot. <br />After meeting with Dave Zetterstrom from Hennepin County <br />Department of Transportation on the site# the following has been <br />requested: <br />1. The access road to be widened to 26'. <br />2. That 25' radius be provided to provide better access for <br />busses. <br />3. Access must be as far south as possible. <br />4. That existing access on curve be eliminated for safety <br />purposes. <br />After reviewing Item #4, we found that this would be <br />possible for automobiles because of the driveway access provided <br />from north access.
