All strucmres meet the <br />required setbacks. Excesses of hardcover exist within the 75-250’ setback area. The new deck <br />resulted in a 160 s.f. of new strucmral hardcover. Applicant proposes the removal of the shed <br />within the 0-75’ setback area at 183.2 s.f. of hardcover. In addition, concrete slabs within the <br />75-250’ setback area shall also be removed at 68 s.f. Total hardcover on the property is reduced <br />by .3% and there is no longer any hardcover within the 0-75’ setback area. <br />In 1979 Grady Sieff, now deceased, obtained the required street setback variance for the <br />construction of the accessory structure in the street yard, review Exhibit G. Mr. Benson <br />completed the improvements without realizing the need for building permits or variance <br />approvals. Diane Sieff, the applicant, has filed an application after a year and a half of delays <br />resulting from misunderstandings and other problems. <br />Statement of Hardship, Unique Findings or Practical Difficulties <br />Please review Exhibits D and E, hardships noted by Mr. Benson in the preparation of <br />the land use application staff would add the following: <br />1. Total haidcover on the property has been reduced by .3%. <br />2. Applicant has proposed total removal of hardcover within the 0-75’ setback a-'ca, <br />3. All structures eithe*- remodeled or expanded meet required setbacks. <br />4.The only variance sought with this application is for hardcover within the 75-250’ <br />setback area. <br />Issues for Consideration <br />Are there other areas of hardcover in cither 75-250’ or 250-500 setback area that could <br />be considered for removal? <br />\
