Installation of the new roof requires variance approval as the entire structure is <br />located in front of the average lakeshore setback line and involves an expansion of the building <br />envelope. Half of the residence is located within the 0-75' lakeshore protected area, <br />approximately 54' from the shoreline. Applicant proposes an expansion of the structure along <br />the south side involving a deck with roof supported by post/beam, die majority of which will <br />be located over a non-hardcover surface. The addition is located within the 75-250 setback area <br />and located in front of the average lakeshore setback line. The applicant has otfered no <br />hardcover removals where excesses exist. The following ordinances are pertinent to this review: <br />1.Section 10.03, Subd. 14 (C) - Lot coverage is reviewed as follows: <br />Total lot area = 23,220 s.f. <br />Allowed = 3,483 s.f. or 15% <br />Proposed = 2,524 s.f. or 10.8% <br />2.Section 10.22, Subd. 1 (B) - Average lakeshore setback variance <br />Complete struemre is located in front of the average lakeshore setback <br />line. <br />3.Section 10.22, Subd. 2 - Hardcover inventory <br />0 75’ setback area = 6,990 s.f. <br />Allowed = 0 <br />Existing = 2,960 s.f. or 42.35% <br />No hardcover increases proposed <br />75-250’ setback area = 16,230 s.f. <br />Allowed = 4,057.5 s.f. or 25% <br />Existing = 3,158 s.f. or 19.46% <br />Proposed = 3,425 s.f. or 21.1% <br />Hardcover increase of 267 s.f. or 1.6% •
