Zoning File #1836 <br />June 17, 1993 <br />Page 3 <br />The second s^ory addition will have minimal impact on lakeshore views ot residence to <br />the immediate north as lakeshore view windows are already blocked by privacy tencmg along <br />the lot line. <br />Statement of Hardship <br />Please review Hxhibit A. The house is small compared to the adjacent homes. The <br />improvement would be consistent with the current pattern of development in the neighborhood. <br />The structure was located on the property prior to current zoning regulations and lakeshore <br />setback rec|uiremenis and as a result the majority of the residence is located within the 0-75 <br />zone. The entire expansion is upward and does not increase hardcover. The steeper elevations <br />to the west or street side make horizontal expansion diflicult and non-functional based on the <br />layout of the current house. A westward addition may also necessitate the removal of mature <br />trees. <br />t <br />Issues for Consideration <br />Wnat existing hardcover improvements can be reduced? Staff would recommend that the <br />driveway backout area remain as shown, as property abuts a busy county road. The,only other <br />area to reduce would be the patio. If applicant is to install a new cement patio, a 5 x 17 <br />section as shown on Exhibit J could be eliminated. Hardcover would be reduced by 85 s.f. in <br />the 0-75 ’ zone or .75%. The non-stnictural setback would now be 39.3+.’.
