1- .1 <br />*i <br />i <br />■ 1 <br />Reconunended Alternative “ <br />The recommended alternative, which is includes a further <br />extension of the limited/office commercial business district back <br />from Highway 12, with a remote frontage road on the back portion <br />of this district similar to figures 31 and 32. Prior to the <br />development of the commercial portion of this property, the <br />existing intersection at Brown Road and Highway 12 shall be <br />improved so that safety concerns associated with the current use <br />and future increased use of this intersection are addressed. <br />Configuration of the frontage road and North Brown Road would be <br />determined at the time of development. Frontage road access to <br />Highway 12 could either be opposite Brimhall Avenue in Long Lake, <br />and/or on Willow Drive opposite the frontage road between Willow <br />Drive and Old Crystal Bay Road. The property north of the <br />commercial area would be single family with sewer and water <br />planned for the area. With sewer rind water services available to <br />the property, the owner could submit a 1 and 2 acre mixed single <br />family density alternatives for Council consideration. The <br />maximum allowed density acceptable would not exceed that outline <br />in the alternative 3, subject to utility availability, <br />appropriate density, buffering, etc. The residential area would <br />be served by a cul-de-sac or circular road off Brown Road with no <br />connection to the west if the frontage road is installed.
