Zoning File ><^1964 <br />September 12, 1994 <br />Page 2 <br />There are two other existing permanent signs on the property. A free-standing 8 ’ high <br />by 8' wide illuminated sign is on the property at the comer of Dunwoody and Count) Road 15. <br />Also, flush-mounted lettering. "Calvary Memorial Church" is on the west side of the building <br />facing Dunwoexly. The existing signage totals approximately 103 s.f. and the new sign will <br />bring the total to approximately 148 s.f. Assuming the church and school arc a single entity. <br />Section 10.61, Subd. 2 (A) (3) would allow one sign with two 12 s.f. faces for a total of 24 s.f. <br />Note that the new sign will replace a temporary' banner hanging on the north wall. <br />Variances Required : <br />• Square footage for an individual sign (12 s.f. allow^ed, 45 s.f. proposed). <br />• Signage square footage (24 s.f. allowed. 148 s.f. proposed). <br />• Maximum height of sign will be approximately 9’ (8 ’ allowed). <br />Statement of Hardship <br />Please review the applicant ’s letter of request regarding the need for signage on the <br />property. Also note that in neither Resolution No. 886 approving a conditional use permit for <br />Calvary Memorial Church and school, nor in the 1983 variance and CUP for construction of an <br />addition, was the issue of signage discussed. <br />As a comparison, note that the B-1, B-2 and B-4 districts would allow 1 s.f. of signage <br />for each front foot of b« ?'ding plus 1 s.f. for each front foot of lot not occupied by a building, <br />with a maximum individual sign not to exceed 50 s.f. It this property was zoned commercially, <br />it would likely be allowed nearly 500 s.f. of signage along County Road 15. <br />Options of Action <br />1. Recommend approval of conditional use permit amendment and variance as <br />profK^sed, stating hardships and conditions. (One reasonable condition would be <br />removal of the temporary banner sign). <br />2. Table, requesting additional information or revision. <br />3. Recommend denial, stating reasons. <br />4.Other.
