Those standards pertinent to Class III subdivisions involving dedication of roads, drainage and utility easement, drainage easements, etc. 2.Section 10.55, Subd. 8 - 26’ setback to be maintained from designated wetland by all improvements. Review Outlot C within Coffin parcel. The existing driveway will be approved as a permanent driveway serving two lots. Applicant proposes no further encroachment of wetland with road improvement. Also review interior trail location within Coffin parcel - trail encroaches dedicated wetlands. 3. 4. Section 10.28, Subd. 5 (B) - RR-IB lot standards. Section 10.03, Subd. 27 - Standards for back lots. Review Lots 16 and 17 within Coffin property considered back lots. Note the 150% of lot width and area are satisfied. North side lot line within Lot 17 should be increased to 45*. 5.Section 10.55, Subd. 15 - City to obtain drainage easements over designated conservation areas.
