In rural <br />zones not served by sanitary sewer, each lot must contain a minimum of two acres of contiguous <br />dry buildable land exclusive of wetlands, public and private rights-of-way, vehicular or <br />pedestrian easements. ......... <br />Section 11.03, Subd. 66 (C) - Class III Subdivision - Lot 2 does not meet required 200’ of width <br />to the rear of the street yard setback. <br />Required = 200’ <br />Proposed = 195’ <br />Variance = 5’ or 2.5% <br />Section 10.28, Subd. 5 (B) - RR-IB Lot Standards - it is difficult to determine actual setbacks <br />of existing structures from lot lines. As structures have not been located based on field survey <br />work. Applicant has used topographic/aerial maps of City that do not provide the required <br />accuracy for a preliminary plat.
