Building envelopes have been defined by RR-IB y^d requiremen^^ <br />Septic sites for both lots have been tested and approved by the On-Site Septic Manager. The Park Commission had originally <br />considered obtaining trail easements along Fox Street from the <br />acquisition and will ask for park dedication fee. The lee <br />will be based on 8% of the total area within Lot 1 only. <br />Staff Recommendation <br />To anprove the preliminary subdivision of l ot 2. Block 1, Bill Kelley's Land, finding idl st^dards <br />iftte RR-IB Lning District. On-site Septic Code and pertinent sections ot the Subdivision <br />Regulations have been satisfied. This approval is subject to the following conditions: <br />Applicant to grant 10' drainage and utility easements along the perimeter of the <br />property and 5' drainage and utility easements along internal lot lines on the final <br />plat. <br />Payment of a park dedication fee based on 8% of the fair market value of the two- <br />acre parcel (homestead parcel would not be subject to the park dedication fee). <br />ApplicanL^subdivider to be responsible for ensuring that septic system on Lot 2 is <br />installed either as a condition of the sale of the property or prior to issuance of a <br />building permit for new construction on Lot 1. <br />Further division of Lot 2 shall be subject to all current standards of the Mimicipal <br />Code at the time of the future division.
