The 24' x 24’ attached garage at the east side will be located 52’ from the street lot line <br />and 26’ from the east side lot Vine. Review E.xhibits G, II. 1 and J, the only suitable area on the <br />property for septic use is located within the upper, gentler-sloped elevations at the west side yard. <br />The extensive southern or rear yard have been rendered useless because of the historic horse use. <br />The east side garage addition will still allow the use of the interior drive located along east lot line. <br />The continued use of the existing driveway providing access to south yard will further protect the <br />principal and alternate septic sites within the west side yard. <br />The new curb cut at the northwest comer of the property has been approved by the City. At the <br />Planning Commission meeting, the applicant noted that he would also ask the Public Works Director <br />if the eastern curb cut could remain to sen. ice a horse trailer that w ould access rear yard along east <br />drive. <br />The property is not located within a shoreland :irea so hardcover standards are not applicable. As <br />property exceeds 1.99 acres there are no structural co\ crage issues. I he only variances sought by <br />applicant are the setback variances to the five acre zoning standard. <br />Hardship Statement <br />Review E.xhibit C. Hardships are reviewed as follows; <br />1. Location of existing residence on ten acre parcel. <br />2. The only suitable soils for septic disposal system is located within the higher and <br />gentler sloped elevations to the west of the residence.
