Although this is a very minor <br />excavation compared to many that have been denied in the past, it has been the City s goal to not <br />excavate existing grade in the 0-:5 rone to allow creation of a walkout. Applicants no^that this <br />area appears to have been artificially filled when the house was constructed m 197l.The minor <br />degree of proposed excavation must be weighed against the potential precedent-setting aspect. <br />In summary, staff would recommend only approval of replacement of the existing deck in <br />kind. However, the attached resolution reflects the Planning Commission’s recommendation. <br />Applicants' Comments <br />Please review applicant's letter and the minutes of .August 21. Applicant has indicated to <br />staff he would withdraw the application rather than agree to removal of the deck located at the <br />shoreline. <br />Options for Action <br />1 Approve per Planning Commission recommendation (per resolution attached). <br />2.
