A~i <br />SITE PLAN <br />The building and parking have been shifted to the north and northwest adjacent to the commercial building <br />and as far away from the adjacent residential area as possible. The storm water holding area at the entrance <br />will be developed as a landscape amenity. A conservation easement will be created approximately 320 ft. <br />near setback including the wetlands and adjacent would slope. (See the site plan) <br />SETBACKS <br />All structural and parking setbacks exceed the ordinance requirements. <br />BUILDING HEIGHT <br />Average buildhg height is 20 ft.. This is within ordintmce requirements. <br />BUILDING MAIERIALS <br />Dn'vit and or bnck masonrv - See attached elevations. <br />LOT COVERAGE AND DRAINING CALCULATIONS <br />Part of the site falls vvithin the 1000 ft. Lake Minnetonka 35® o hard surtace zone. All drainage related to <br />building and parking is directed to the holding pond and dispersed by controlled access to the Marsh @ <br />Lafayette. No additional runotf is directed toward the Kelly Ave. watershed. Coffin and Gronberg will <br />provide these calculations by separate letter. <br />LANDSCAPING <br />Most of the site is covered by a dense mass of smaller aspen, elm, boxelder and ironwood trees. Left in <br />masses as proposed .these provide excellent visual screening. Sec the landscape plan by Bachman for <br />supplemental planting.
