The proposed facility includes a <br />national regional computerized graphic design center, computerized film printing of the graphics, shipping <br />and storage facilities, and corporate administrative ottlces. <br />Autografs is working together with 3M. The facility is designed specifically for the Owner’s use and they <br />will occupy the entire facility. Imag/ . 1 corporate identity are extremely important to the firm. They will <br />leave existing wooded buffer areas ot tlie site undisturbed and extensively landscape the entrance to the <br />building and site, and required buffer areas. <br />PROPFRTY USE <br />The 3 parcels of the Leach Additions are to be combined into a single parcel for office use. All building <br />and parking will be contained upon the original lots I and 2. Tlie existing wetland and adjacent wooded <br />slopes on Lot 3 w ill not be altered. A new storm water holding pond will be created in the southeast area of <br />the property <br />BUILDING <br />The structure will be a two level building with built as a "walkout” into a sloping site. Direct access'egress <br />will be available on both levels. <br />Building Area 19,168 sq. ft. <br />Footprint Area 9,584 sq. ft. <br />Net Building areas as calculated <br />for parking requirements 12,132 sq. ft. <br />An interior truck dock is included in the building. <br />PARKING <br />Parking required by ordiance - 63 spaces. <br />Actual parking required by Autografs: <br />• Maximum Emplo> ees 25 <br />• Maximum Business Guests ® anytime 8 <br />• Miscellaneous 2 <br />• Contingency 9 <br />Total 44 <br />This proposal allows for an expansion of 20 spaces for a total of 64 Total maximum required parking is 63 <br />spaces. The site plan is designed to set aside area spaces for 64 . A variance is requested to originally <br />construct 44 spaces required by the buildings projected use. This will allow larger green areas for building <br />occupants and neighbors, and less hard surface run-off. <br />Parkin^ stall sizes are 9’ x 20 ’ per the ordinance
