Zoning File #2058 <br />August 17. 1995 <br />Page 6 <br />Sewer and Water <br />Sewer and water assessments have been paid for Lots 1 and 2 of the Leach Addition. Each lot <br />lias been assessed tw'o sewer and two water units. Lot 3 was also assessed one water unit tor <br />a total of five water units already paid on the three lots. Reter to Exhibits R1 and 2, sewer and <br />water stubs are available at Shadywood Road. <br />Drainage/Grading <br />Gustafson ’s report of August 14th does not consider the amended pond submitted by Mark <br />Gronberg, Exhibit Q. The amended grading plan is still incomp.ete. The engineer asks for the <br />following: <br />Proposed pond should have a berm along the south and east sides to prevent ovenopping. <br />All grading must be confined to the property un ’ess an easement is obtained from the <br />adjacent property. <br />The pond outlet at the southeast corner is an existing 12" culvert. A skimming device <br />should be provided within retention pond to remove sediment, etc. before draining to <br />outlet culvert. <br />Detail design the outlet structure, culvert kx:ation and elevation should be shown on <br />the plan. <br />Parking lot and entrance should have storm sewer for proper drainage. <br />Applicant’s consultant has started the permitting process with the Minnehaha Creek Watershed <br />District. <br />Parking Proposal <br />Applicant’s parking plan. E.xhibit V. shows sixty-four total parking stalls at required size <br />(9’.x20 ’). Based on applicant’s level of use; <br />25 employees <br />S business guests <br />2 miscellaneous <br />_9 contingency <br />Total 44
