(deduction of 6,000 s.f. for access <br />easement to Lot 3, Leach Addition is no longer required since residential development <br />of Lot 3 is not planned by fumre owner and properties will be legally combined). <br />Required = 20,000 s.f. <br />Lot 3, Leach Addition is zoned LR-IB, Ukeshore residential. <br />Required area = 43.560 s.f. or 1 acre <br />Existing = 3+ acres. <br />Brief Review of Application <br />This application was reviewed at the August 21. 1995 meeting of the Planning Commission. <br />Applicant received unanimous approval of the commercial site plan as amended at the meeting. <br />The Planning Commission increased the net floor area and called for three additional parking <br />stalls (originally shown 64, amended 67). <br />The applicant proposes construction of a two stor> olfice facility to house the corporate <br />headquarters of Autoerafs Inc., a company that designs and prints graphic decals with 3M <br />technoloay for uses on automobiles, trucks and other vehicle application. The facility will house <br />a national/reeional computerized graphic design center, computerized Film printing of those <br />graphics, shipping and storage facilities and corporate administrative offices. The facility will <br />be for the exclusive use of the Autografs company. <br />The Planninc Commission was concerned with the possible noise or odors that may be omitted <br />from this operation. Applicant advised that there is no noise nor will odors be omitted because <br />of the nature of the operation as the operation calls for a controlled internal environment. The <br />loading dock is located within the interior at the lower level, because of the need to control the <br />temperature. Applicant wanted the Plaiming Commission to note that this is not a showroom <br />sales operation. Sales are conducted through telecommunications. He advised that display units
