The Planning Commission tabled that application in order tor applicant to revise his <br />plans. <br />Applicant now proposes to remove the existing residence and replace it with new <br />construction. This presents the opportunity for construction meeting all City requirements upon <br />granting of the necessary lot area and lot width variances. <br />Additionally, however, applicant requests a number ot variances, including: <br />9 5’ side setbacks instead of the required 10’. Also, the proposed 2.2 overhangs <br />will place the drip line 7.5’ from the side lot lines where the normal 1.5' non ­ <br />encroachment allowance would leave the drip line 8.5 ’ from the lot line. <br />While the house itself w'ill meet the 75’ lake>hore setback, a deck is proposed at <br />65’ from the shoreline. <br />This deck results in hardcover in the 0-75’ zone where none would normally ^ <br />allowed In the 75-250’ zone, hardcover is proposed at 31% where only -5% <br />would nonnally be allowed. In the 250-500’ zone, relocation/reconstruction ot <br />the detached garage and reorientation of the driveway and parking area results in <br />an increased hardcover percentage, although the net hardcover area devoted to <br />driveway and garage will decrease significantly. <br />Due to the location of the neighboring house to the north, there is still technically <br />an encroachment of the average lakeshore setback line. <br />1
