-j* <br />A RESOLUTION GRANTING PRELLMINARY <br />APPROVAL OF A CLASS III SL3DIMSION <br />FOR A PROPERTY LOCATED AT <br />2760 WATERTOW’N ROAD <br />-FILE NO. 2051 <br />WHEREAS, Michael J. Hilbdink (hereinafter "the subdividcr") on July 28. 1995 <br />filed a formal subdivision application with the City for approval of a four lot residential plat of <br />property legally described as; <br />refer to Exhibit A attached (hereinafter "the propeny"); and <br />WHEREAS, after due published and mailed notice in accordance w ith Minnesota <br />Statutes 462.358 et. seq. and the City of Orono s Zoning and Subdivision Codes, the Orono <br />Planning Commission held a public hearing on August 21, 1995. at which time all persons <br />desinng to be heard concerning this application were given the opportunity to sp>eak thereon, and <br />W HEREAS, at their regular meeting held on September II, 1995, the Orono City <br />Council considered the subdivision application of the subdividers noting the following findings <br />of fact; <br />1.Tlie properties are located within the RR-IB Single Family Rural Residential <br />Zonins District requiring a minimum of two acres of contiguous dry' buildable <br />land within each newly created lot. <br />2.The property contains a total of approximately 8.97 acres exclusive of road <br />riehts-of-way and a private road outlot. <br />3.The proposed plat consists of four residential lots each meeting the minimum <br />requirement of two acres of dry buildable area and required lot w idth of 200’ to <br />the rear of the 50’ front'street setback line. <br />4.All lots meet the standards of the RR-IB Zoning District. <br />All four lots have been found to have adequate and suitable soils for on-site septic <br />disposal systems. <br />Page I of 8
