Request for Council Action continued <br />Pigc2 <br />July 19. 1995 <br />Zoning File #2026 <br />G - Spec Sheet for Apron <br />H - Additional In. nnation from Signage Contractor Dealing with Llimination ot <br />Building Sign and Canopy <br />I - Topography Map <br />J • Survev/Site Plan <br />Review of Application <br />New Horizon Child Care has purchased the Busy Bea\er Day Care formerly owned and <br />operated by Inge Cici. The new owners request additional signage requiring area and height <br />variances. <br />The Planning Commission reviewed the signage variance application for New Horizon <br />Child Care at their June and July meetings. The application was tabled at the June meeting <br />providing applicant additional time to amend the plan so as to reduce signage area and height <br />of pylon sign. Applicant was asked to e.xplore other methods of reducing signage area needs. <br />In the amended proposal, review Exhibits E-l-2, applicant provided two options for signage <br />adjacent to the day care facility. The first option proposed a free-standing pylon sign at 12’ <br />height (original proposal was 15 ’ 6"). In the second option, the signage would be attached to <br />the structure. Both signs at building location were proposed at 4’ 2V2” x 4’ (18 s.f.). The <br />free-standing pylon sign would be two-sided for a total of 36 s.f. The sign attached to the <br />building would be single sided at 18 s.f. The Planning Commission recommended that sign be <br />attached to building in order to minimize any visual impact upon the elevated Luce Line to the <br />west. <br />Both the signage attached to the building and the entrance apron would be illuminated. <br />Applicant has agreed to install a control timer that would only allow the signage to be <br />illuminated during hours of use which is typical in residential zones. <br />In the applicant ’s amended proposal, the entry pylon has been reduced to 13 ’ 8" (original <br />proposal 17 ’ 8"). The entry pylon will be 4’ x 4’ and two sided. It will not be illuminated. <br />The Planning Commission has recommended that the signage also include notice of entrance to <br />the day care facility. <br />Statement of Hardship <br />Please refer to Exhibit A, applicant notes the following: <br />1. Unique topography at this site presents a need for additional height and signage.
