C Dedication of new wetland area located within proposed Lot 1 to be <br />designated as drainage easements on the plat. <br />D.Designation of a road outlot shown as Outlot A on the preliminary plat <br />referenced above. <br />2.Legal documents required: <br />A.Title opinion addressed to the City. All owners, mortgage holders or <br />others with property interest indicated therein shall sign the plat and all <br />other documents affected by such interest. <br />B.The applicant must provide cenified copies of all recorded easements <br />currently affecting the property. <br />C.Signed and executed Conservation and Flowage Easement over the newly <br />defined wetland designated as a drainage easement within Lot 1 (copies <br />of the City ’s Conservation and Flowage Easement may be obtained at the <br />City offices). <br />D.Signed and executed road and utility easement over the private road outlot <br />(copies may be obtained at the City oftices). <br />E.Subdivider may wish to include easements/covenant in favor of Lot 2 <br />involving use of Outlot A, road outlot, and need to maintain current <br />driveway as set forth in Condition #4 above. <br />3.Fees to be paid: Total due: $200.00 for the legal review and filing fees of <br />subdivision and additional required documents. <br />Page 3 of 4
