1 <br />4.There is 10 acres of dry contiguous lands available for future subdivision of Lot <br />1 based on current code standards. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br />findings noted above, the City Council of the City of Orono hereby approves the preliminary <br />plat of a lot line rearrangement of Lots 2 and 3. Maple Place, per the survey dated January 13, <br />1993 by Mark S. Gronberg of Coffin and Gronberg. Inc., subject to the following conditions; <br />1.Subdivider and future owners are placed on notice that a» some lime in the fumre <br />if Lot 1 is further subdivided that issues of legal access and the required upgrade <br />of the existing driveway to a private road will be subject to the City standards in <br />effect at the time of the fumre subdivision. <br />(40 • <br />Granting of a road and utility easement over Outlot A to the City. <br />3.Dedication of .95 acres of additional protected wetlands located within proposed <br />Lot 1. <br />4.Outlot A to be retained in joint or common ownership with Lot 1 and that <br />subdivider shall be responsible for creating easements and covenants in favor of <br />Lot 2 over Outlot A. Covenants shall govern Lot 2*s responsibility for the share <br />in maintenance and upkeep of roadway while Lot 2 is serv'ed by single access <br />driveway and at the time of the fumre division. <br />The following list of final submittals must be ‘ ubmitted to the Zoning Administrator two <br />weeks prior to the regularly scheduled Council meeting on the second and fourth Mondays of <br />the month; <br />1.Record plat ^.awin»,' in the form of two (2) mylar copies and one (1) copy <br />reduced to 1 * 200 . Drawing to include; <br />A.Lot lines platted per preliminary survey by Mark S. Gronberg of Coffin <br />and Gronberg, Inc. dated January 13, 1993. <br />B.Dedication of "drainage and utility easements" 5 ’ wide on each side of the <br />newly defined internal property line. <br />Page 2 of 4 <br />I
