Request for Council Action continued <br />page 3 of 3 <br />May 5, 1995 <br />Zoning File #1921 <br />It is still staffs recommendation that the existing line from the house to 151 be abandoned, and <br />that house be reconnected to the existing sewer lines to the southeast in Loma Linda Avenue. <br />Then, the new house to be constructed on Lot 1 could make use of the freed up stub at 151 <br />without having to excavate wetland or jack a new stub under 151. Applicant s surveyor agrees <br />this makes sense. <br />View Easement <br />The proposed view easement disallows the construction of structures or hardcover other than a <br />cinale driveway crossing on the south 90’ of Lot 1, leaving views to the west undismrbed. This <br />easement slightly restricts the building envelope but still leaves a significant area in which a <br />residence can be constructed. <br />Park Dedication <br />The Park Commission will be reviewing this plat at their June 6th meeting. The Oty s <br />Comprehensive Bike Trail Plan indicates a proposed trail along the west side of County Road <br />151 hence this property will likely not be affected, which would result m the standard 8% park <br />fee.’ If Park Commission concludes a bike trail easement is required. Lot 1 is large enough <br />oriented such that such easement would have a minimal impact on Lot 1 s buildability. <br />Staff Recommendation <br />Staff recommends approval of the preliminary plat per the attached resolution, <br />COUNCIL ACTION REQUESTED; <br />Adoption of attached resolution.
