Dedication of 25’ of right-of-way for Loma Linda Avenue. <br />Dedication of right-of-way for County Road 151 only of a magnitude to resolve <br />the discrepancy (staff recommends only a 33’ right-of-way dedication per 4/14/94 <br />memo). <br />Driveway entrance for Lot 1 to be on Loma Linda at least 100 ’ east of County <br />Road 151. <br />Lot 1 subject to standard park dedication requirement. (Park Commission to <br />review at their June 6th meeting.) <br />Applicant to confirm location of existing utility connections and improvements <br />existing with Lot 1 serving Lot 2, and confirm how these will be resolved. <br />Applicant to provide detail for proposed view easement (see Exhibit H). <br />Wetlands on the property must be delineated (see Exhibit F) <br />Surveyor to show delineated wetlands on preliminary plat drawings (see Exhibit <br />B). <br />Applicant has provided the required information for preliminary plat approval, plus a proposed <br />easement for continuing use of the existing house sewer connection across Lot 1 to County Road <br />51. However, the delineated wetland still encompasses the existing northerly stub on County <br />Road 151, and excavation of the wetland would be necessary to use that vacant smb. <br />A
