The lot meets the required lot width of 140 ’ to the rear of the 33’ front setback line. All <br />setbacks of the LR-IB Zoning District have been met. <br />The former residence was connected to municipal sewer in 1979. There is no municipal water <br />available to this area and properties are served with on-site wells. It is not clear from the <br />information that has been submitted whether an existing well will serve this property. If an <br />original well has been abandoned, it must be properly sealed. Applicant should advise. <br />Drainage will follow the namral contours except that drainage will be channeled along driveway <br />so that runoff from development site will not drain to the east propeny. <br />The following conditions of approval should be included with your recommendation: <br />1. <br />2. <br />3. <br />Applicant to provide grading detail on driveway that will insure drainage <br />continues to flow to south or Elm Street and away from residential property to <br />the east. <br />Depending upon status of the existing well, if former well is not to be used, the <br />well must be legally abandoned by a qualified contractor. <br />Applicant must tulfill requirements of demolition permit and complete removal <br />of foundation and other debris on-site as soon as weight restriction on roadways <br />are lifted. <br />It is staffs intention to present this application before the Council at their March 28th meeting
