r <br />i <br />CITY I <br />i OF <br />loRONO <br />City of OROiNO <br />RESOLUTION OF THE CITY COUNCIL <br />1408NO. <br />A RESOLUTION APPROVING THE PLAT OF <br />COCNTRYSIOE .'•LANCR <br />WHEREAS, the City of Orono is a mur.icipal corporation orGanirec <br />’WHEREAS, the Citv Council of the City of Orono has adopted <br />subdivision regulations for the orderly, eco.nox.ic and safe development <br />of land within the City; and <br />WHEREAS, the City Council has considered the application for a <br />subdivision plat by DiCon, A Minnesota Limited partnership, the subdivider,* <br />and <br />'WHEREAS, the subdivision has been found to meet all standards <br />of the RR-IB zoning district and the Orono On-Site Septic Code finding <br />that each lot is of a size and configuration that will allow its use as <br />a single family residence to be located without the need of any setback <br />variances; and — <br />WHEREAS, Outlet A is not platted as part of this scheme but is <br />intended for future development. The conceptual plan showing total <br />development of the 93 acres has been reviewed only as far as it relates <br />to the current 6 lot plat. All future developme.nt of Outlot A will be <br />subject to all require.ments of current zoning and the CMP; and <br />— WHE.REAS, the subdivider has completed all requirements of <br />the platting regulations of the City, including: <br />I <br />/ <br />1) Dedication on the plat of drainage and utility <br />easements. <br />2) Dedication o». the plat of rights of way for public <br />streets and roads, shown as Old Crystal Bay Road <br />South, Watertown Road, Willow Drive South and Countrysiae Dri—_ <br />The subdivider has dedicated to the City a road <br />and utility easement granting to the City temporary <br />ccess, improvement and utility easement over that <br />portion of the cul ae sac not included in the <br />dedicated right of way of Countryside Drive —-- - <br />4) Dedication to the City of a Flowage and Conservation <br />providing for li.mitations on the use of wetlands <br />and/or drainageways described therein and shown on the <br />plat as "drainage easements". <br />Page 1 of 2
