1 t o o <br />* - <br />\ \ <br />\ <br />%CSH0#^ <br />CITYof ORONO <br />IRESOLUTION OF THE CITY COUNCIL <br />NO. ^^-0 <br />A RBSOLOTION APPROVING THE PLAT OP <br />FAXRHAT HILLS ADDITION <br />PILE NO. 1615 <br />tfHEREASr the City of Orono is a nunicipal corporation <br />organized and existing under the laws of the State of Minnesota; <br />and <br />WHEREAS, the City Council of the City of Orono has <br />adopted subdivision regulations for the orderly, economic and <br />safe development of land within the City; and <br />WHEREAS, the City Council has considered the <br />application for a subdivision of a two lot plat by Kenneth R. <br />Hopkins and Gary D. Mroz, hereinafter "the subdividers"; and <br />WHEREAS, the subdivision has been found to meet all <br />standards of the RR-IB rural residential zoning district finding <br />that each lot is of a size and configuration that will allow its <br />use as a single family residence to be fully developed without <br />the need of any variances; and <br />WHEREAS, a portion of the property has been assessed a <br />sewer and water unit, the City Council approved sewer and water <br />services to both Lots 1 and 2, although both lots meet the <br />required rural standards for residential development; and <br />WHEREAS, the subdivider has completed all requirements <br />of the platting regulations of the City, including: <br />1. Completion of all the requirements of Resolution #2927. <br />2. Dedication on the plat of right-of-way for a public road <br />shown as State Highway Ho. 12. <br />3. Creation of a new private driveway shown on the plat as <br />Outlet A. <br />4. Concurrent with the creation of this private driveway, <br />the subdividers have dedicated to the City utilities and <br />access easements granting to the City permanent access, <br />improvement and utility easements over said outlot; the <br />subdividers have created a declaration of certain <br />maintenance covenants wherein each of the abutting and/or <br />benefitting lot o%mers covenants and agrees to permanently <br />maintain and pay the cost of maintenance for said private <br />driveway. <br />Page 1 of 3 <br />(5
