D. <br />E. <br />F. <br />G. <br />H. <br />I. <br />The proposal conforms to the intent and uses permitted in the B-4 Office and <br />Professional Business District. The building will house the co^orate <br />headquaners of Autografs Inc. The company designs and pnnts graphic designs <br />with 3M technology for uses on automobiles, trucks and other vehicle application. <br />The facility will also house a national and regional computerized graphic design <br />center, computerized film printing of the graphics, shippmg and storage facilities. <br />The facility will be for the e.xclusive use of Autografs Inc. <br />The total property consists of three lots. Lots 1 and 2 are zoned Commercial, B- <br />4 and Lot 3 is zoned LR-IB, Lakeshore Residential. The zonmg boundary is <br />located on the shared lot lines of Lots I, 2, and 3. <br />Per Section 10.43, Subdivision 6 (B), Lots 1 and 2, Leach Addition, B-4 zone - <br />review of lot area and lot width <br />1 . Lot area <br />Required = 20,000 s.f. <br />Existing = 62,500 s.f. <br />2. Lot width <br />Required = 100 ’ <br />Existing = 250 ’ <br />The site pirn and grading plan prepared by Mark Gronberg of Coffin & Gronbcrg <br />Inc dated July 31, 1995, most revised date September 1. 1995 (hereinafter <br />"Dlan") conforms to yard requirements, structural setback requirements, and <br />narking setbacks per Section 10.43, Subdivision 6 and Section 10.61, Subdivision <br />5 Approval of yard and setbacks have been based on applicant legally combmmg <br />Lots 1, 2, and 3, Block 1, Leach Addition and not developing residentially zoned <br />Lot 3. <br />ADolicam's developmcn of the site plan is dependent upon the legal combination <br />of Lots 1 2 and 3, Block 1, Leach Addition and on applicant’s notice to City <br />that Lot 3 will not be residentially developed. Lot 3 is zoned LR-IB, Lakeshore <br />Residential Both structural and parking improvements have been placed at the <br />west boundary of the B-4 Zoning District.
