Zoning File #2065 <br />October 13, 1995 <br />Paee 2 <br />4. More detailed 'existing coraiiiions' map <br />5. Revised proposed site/grading plan addressing tire access <br />Mike Brovvn and Jim Cox of the Long Lake Fire Department met on the site with <br />the applicants and staff on Monday, October 9. While the Fire Department <br />representatives felt that the existing cul-de-sac provides for excellent fire fighting <br />access to all three properties, they expressed wUlingness to consider other options <br />under a private driveway scenario which could leave adequate width of clear <br />driving surface capable of supporting heavy trucks. BRW provided them a site <br />plan with driveway specifications for review; their comments are provided in <br />Exhibit A. <br />In response to the Planning Commission query as to how many additional such <br />simations are "waiting in the wings", staff has compiled a list and plat maps of <br />public and private cul-de-sac roads that serve three or four users (Exhibit <br />There are a handful of cul-de-sacs which, similar to Scotch Pine Lane, provide <br />road access and abutment for three lots where only one of the three doesn't abut <br />the collector road. <br />Staff has included in your packet excerpts from the Orono Transportation Plan <br />relating to direct vs. indirect access. Also enclosed is the Subdivision Code section <br />regarding road requirements for subdivision. <br />Sununary of Issues <br />The issues identified by staff regarding the proposed vacation and replat are detailed in the staff <br />memo of September 14. 1995, and are summarized as follows: <br />1. Fire safety/emergency vehicle access <br />Subdivision performance standards: <br />Back lot issues. <br />Lot width/area. <br />Frontage on public road. <br />3.Easement vacation/rededication. <br />Utility locations/NSP and Minnegasco comments <br />Drainage. <br />4.
