The applicants proposed a 10’ x 14’ three season porch within the existing building <br />envelope of lakeside deck requiring approval of hardcover variances within the 75-250 setbac <br />area side setback variance, average lakeshore setback variance and a variance to allowed area <br />of st’nictural coverage for the property. Applicants have rethought their need for additioi^l <br />living space at the lakeshore side of the residence. The three season porch will not provide <br />additional area for their dining room nor for a large piano in their living room. The ^^ended <br />plan calls for a 5’ x 26’ expansion of the second floor at the lakeside and a matchmg 5 x 2o <br />extension of the existing lakeside deck. Review Exhibit E, note lakeside addition has been <br />designed at a 45 degree angle at the sides minimizing any sighting impacts upon the residence <br />to the north, the residence receiving the most impact by the average lakeshore setback. <br />The addition will not require a side setback variance as all improvements are located out <br />of the 10’ setback area (Application #1945 also involved a side setback variance). Adjusted <br />todcover ifnow at 45 « wiU, Uk removal of 333 s.f. of plastic underlmer and 246 s.f. of <br />paved area and the addition of 105 s.f. of new deck area and 30 s.f. of patio stones to replace <br />paved patio. Application #1945 was approved with an adjusted hardcover at 45.5% within e <br />75-250’ setback area (current application 45.3%). Structural coverage is up 1%, existing at <br />19.3% and proposed now at 20.3%.
