Cloutier said he would be <br />willing to close off the driv eway from Frederick Street The issue of the 1/2 acre <br />contiguous would still he a problem. <br />Gaffron suggested moving the driveway to the northeast and refiguring if the 1/2 acre was <br />available Lindquist said if the 1/2 acre was present, it was his opinion that the application <br />could be granted under the present code without coming back to the Planning <br />Commission Gaffron said there would still be a subdivision needed to separate Lot I <br />from lots 3 and 4 <br />Schroeder moved, Hawn seconded, to approve Application #2000 for subdivision subject <br />to Lot 1 meeting the zoning standards with the 1/2 acre of contiguous with respect to how <br />the driveway bisects the property Applicant shall make payment to the City for a sewer <br />connection charge of $1,284 50 based on the current 1995 Fee Schedule plus the service <br />availability charge of $850 00. Applicant i< to provide an updated surve>- locating sewer <br />and water service at Frederick Street prior to scheduling the application before the <br />Council. Final resolve by the applicant is necessary concerning dedication of easement for <br />Frederick Street access drive that encroaches Lot I Applicant will sign off on a <br />resolution with the disclaimer drained by City Attorney, and clarification will be made that <br />the property is one lot Applicant will work with the City to clean up the property of <br />miscellaneous items. <br />Lindquist asked if the applicant would consider abandoning the driveway from Frederick <br />Street due to the number of driveways. The applicant said he would prefer not to but <br />would do so if that is the desire of the Planning Commissioners. The applicant was told <br />that an easement from the road to the west for Lot 2 cannot be vacated as it is a private <br />easement. <br />Schroeder said another alternative would be to dedicate some land for the roadway. The <br />applicant made a suggestion of taking a portion of lot 1 to lot 3 and remove the <br />boathouse. The 150®/o lot area requirement for a back lot on 3 was noted. This <br />suggestion was not to be considered at this time. <br />Vote. Ayes 5, Nays 1, Rowlette, who noted if Frederick Street access is not in use, it <br />should be closed.
