Approval as proposed, subject to: <br />Applicants obtaining formal Hennepin County DOT approval. <br />Subject to confirmation of location of existing utilities, to be relocated or <br />easements granted for them. <br />Replat subject to standard drainage and utility easements. <br />Subject to delineation of wetland and granting of conservation and flowage <br />easement over wetland. <br />Subject to grading and drainage plan approved by City Engineer/Public Works <br />Department prior to final plat approval. <br />Specific variances to be granted in replat include: <br />• Lx)t area and width, all lots. <br />• Lot area and setback (150% standard), Marfield back lot. <br />• Others as may be subsequently found during review process <br />As part of any recommendation for approval.
