At that time, this <br />area of the City was zoned R-IC, Single Family Residential, one acre minimum lot size. Based <br />on a gross area of just over 3'/2 acres, the City apparently felt obligated to allow this three lot <br />division with a full-Hedged cul-de-sac being constructed to serve all three. <br />Zoning in this area changed to two acre minimum in 1975. Under today’s zoning, that <br />VA acre tract would be allowed only one house. Under the one acre PRD standards in 1974, <br />the City did acknowledge the need and did grant a variance for lot width frontage on a roadway <br />for the easterly existing lot.
