Zoning File #2017 <br />May 10. 1995 <br />Page 3 <br />Refer to Exhibit G. the Engineer finds the proposal to be feasible and the new curb cut <br />at Eagerness Point Road that has been approved. Gustafson asks for specific detail with the <br />grading and drainage plans to be submitted with the new construction plan as follows: <br />1.Applicant to show how drainage from Webb Street is to be directed away from <br />the property and along the road right-of-way - curbing, benning?? <br />2.Upon your inspection, review the topography/elevations along the west side lot <br />line where new garage will be installed. If there is to be a cut in that area, a 2-3 ’ <br />retaining wall will be required to the west side of the drive. If applicant is able <br />to obuin western property owner ’s permission, grading can be more gradually <br />sloped at west side lot line not requiring reuining wall. <br />3.Applicant’s grading plan to reflect existing elevations, garage floor elevations and <br />driveway grade. <br />Descriptioo of Unusual Finding or Hardships <br />Review Exhibit A. Applicant notes the following: <br />1 The unusual triangular shape of the lot that is surrounded by roadway on two <br />sides ard the topography place ^lecial restrictions on construction. <br />2. <br />3. <br />The house was constructed prior to current setback standards <br />Major hardcover decreases are proposed within the 75-250’ setback and a <br />smicroral coverage decrease will also be realized. <br />4^ The new addition will result in improved side setbacks <br />Issues for Consideranon <br />1. <br />2. <br />Are the physical hardships valid? <br />Is the proposal too ambitious for the site ... in consideration of the existing <br />improvements? <br />3.In the LR-IC zoning district the side street setback is 15’, should the stnicture be <br />moved 7’ to the northwest in order to meet the 30 ’ street setback at Eagerness <br />Poiiu Road? What of the impact on the higher elevations? <br />4. Other issues raised by Planning Commission members, <br />-----------.
