Subdivision 6 (B) - Combination of separated parcels prohibited. <br />Potential impact on Lot 3 if access is shared with Lot 4 (Plan A) potential 300 ’ extension <br />from Old Crystal Bay Road to Lot 4. <br />2. Section 10.28. Subdivision 5 (B) - Lot standards for RR-IB zoning district, <br />Section 10.55, Subdivision 8 - Both access drives off Old Ciystal Bay Road will <br />encroach Type 1 or 2 wetlands (not protected wetlands of the City). Driveway to most <br />eastern lot in both Plans will intersect a designated wetland. <br />Section 11.02. Subdivision 10 (A) (1-7) - Necessary findings for the granting of <br />variances. <br />Section 11.03, Subdivision 24 - Minimum lot area. Dry buildable land must be <br />contiguous exclusive of designated wetland. Members should reinember that Type 1-2 <br />wetlands not designated on the City’s wetland maps are included in dry buildable area. <br />Also private or public vehicular easements must be excluded from the dry buildable. <br />Section 11.10. Subdivisions 6, 7, and 8 - Sketch plan review guidelines. <br />Section 11.33, Subdivision 4 - Typical Section - 3-6 units require public road. <br />Comprehensive Plan 7.17 - Private driveway may serve up to three residences. Will a <br />conflict exist between the Subdivision Regulations and the Comp Plan? The City Attorney <br />has advised that the subdivision regulations will have precedence over a Comp Plan <br />policy or guidelines.
