The subdivisioa was approved in W78 with a 24* access <br />and utility easement to serve readential lot aloi^ northwest lot line of tot I. Mrixisth sakl <br />the property was the subject of a review in 1980 for an office building, wfatoh never <br />transpired. <br />The Applicant is proposing a I25'x42’ single story office buUdii^ with a south-fitting <br />walkout. Mabusth noted that the parking stalls on the plan were not sufficient for the <br />maximum use potential that a buikbng of this size would demand Although the <br />Appbeam's pUn for the tower level involves storage only, the Chy looks at what the <br />potential use could be in the future for determiniiig parkii^ stalls. There is a 12" culvert which drains <br />to the southeast to Lafiiyette Marsh subdivision. Plans for this site must include drauu^e <br />calculations for determining runoff that will leave site at developed level. A retention arm <br />must also be included on this she.
